Chester Revitalization Project LLC is a real estate development and community revitalization company focused on the acquisition, rehabilitation and responsible redevelopment of property in Chester, Pennsylvania.
Our work begins with a simple belief: meaningful redevelopment should create value not only in buildings and property, but in neighborhoods, communities and the lives connected to them.
We approach revitalization as both an investment opportunity and a responsibility.
Acquire and rehabilitate properties with strong potential for renewed residential, commercial and community use.
Approach individual projects as part of the larger fabric of a neighborhood rather than isolated real estate transactions.
Recognize that successful redevelopment ultimately affects the people who live, work, invest and build their lives in the community.
Chester is a city with history, infrastructure, location and possibility.
Its proximity to Philadelphia, major transportation corridors, regional employment centers, the Delaware River and the broader Mid-Atlantic market creates significant opportunity.
But opportunity is more than geography.
Throughout Chester are properties, blocks and neighborhoods capable of renewal when investment is thoughtful, patient and connected to a larger vision.
CRP was formed to participate in that renewal.
“We are not simply interested in buying property. We are interested in what becomes possible when property is restored, investment returns, and people begin seeing possibility again.”Chester Revitalization Project LLC
Identify properties and opportunities where responsible investment can create both economic and neighborhood value.
Restore and improve existing properties with attention to quality, durability, functionality and the surrounding neighborhood.
Pursue residential, commercial and mixed-use opportunities consistent with the long-term revitalization of Chester.
Work with property owners, investors, contractors, institutions, community stakeholders and public-sector partners where shared goals can create greater impact.
Our investment in Chester does not end with buildings.
Chester Revitalization Project LLC is collaborating with EIDEIA Institute to develop community-centered initiatives alongside CRP’s redevelopment work.
Together, we are exploring ways to create pathways for Chester residents to participate in the opportunities generated through renewed investment — through workforce development, leadership, entrepreneurship, education, ownership and community engagement.
This work will be led by Dr. Cherise Fanno Burdeen of EIDEIA Institute.
Community Transformation
This grid is built to hold CRP's active properties — photo, name, neighborhood, type and status — as they become ready for public presentation. No projects have been added yet.
We welcome conversations with property owners, investors, developers, contractors, community organizations and others interested in the responsible redevelopment of Chester.
Chester Revitalization Project LLC was created around the belief that redevelopment can be financially sound while remaining conscious of its effect on community.
We are interested in the space where responsible investment, entrepreneurship, neighborhood stabilization and long-term community value meet.
CRP brings together leadership from business, organizational development, community engagement and law.
That multidisciplinary perspective shapes the way we evaluate opportunities and the way we build relationships.
CRP also recognizes that sustainable revitalization involves more than physical property. Through a collaboration with EIDEIA Institute, CRP is developing a community-focused strategy intended to connect redevelopment with learning, workforce opportunity, entrepreneurship, leadership and pathways to greater economic participation.
To acquire, rehabilitate and responsibly develop property in Chester, Pennsylvania in ways that create sustainable economic value, strengthen neighborhoods and contribute to the city’s continuing revitalization.
A Chester in which renewed investment creates stronger properties, stronger neighborhoods and expanding opportunity while respecting the history, character and people of the city.
Property ownership carries responsibility beyond the property line.
Our relationships and agreements should be clear, direct and trustworthy.
Rehabilitation should be built to last rather than simply built to sell.
Sustainable change rarely happens alone.
We begin by seeing what a property, neighborhood or relationship can become.
We welcome conversations with property owners, investors, developers, contractors, community organizations and others interested in the responsible redevelopment of Chester.
CRP evaluates opportunities through more than a traditional buy-rehabilitate-sell calculation.
Financial viability matters. It is essential.
But we also ask:
What happens to this property after we leave?
What does this investment contribute to the surrounding block?
Does the project strengthen or merely extract value?
Can local relationships, businesses and professionals participate in the work?
What does responsible ownership look like here?
These questions do not replace sound business judgment. They strengthen it.
Locate properties, portfolios and development opportunities.
Examine acquisition cost, condition, market potential, neighborhood context, rehabilitation requirements and long-term use.
Structure responsible transactions and partnerships.
Restore properties with appropriate professional oversight and attention to durable construction.
Return properties to productive residential, commercial or community use.
Use what is learned from individual projects to inform larger neighborhood and development strategies.
A rehabilitated property has an obvious physical impact.
But the potential effect reaches further.
Occupied properties contribute to stronger blocks. Well-maintained buildings influence neighboring investment. Construction creates economic activity. New residents and businesses contribute to the local economy.
Successful projects can change expectations about what is possible.
CRP’s goal is to understand and intentionally consider those wider effects as we grow.
CRP’s collaboration with EIDEIA Institute extends this philosophy beyond the physical property.
As redevelopment creates new economic activity, the collaboration will explore ways to connect Chester residents with skills, knowledge, relationships and opportunities that allow them to participate in that activity.
We welcome conversations with property owners, investors, developers, contractors, community organizations and others interested in the responsible redevelopment of Chester.
Buildings matter.
Investment matters.
Jobs matter.
But lasting revitalization also depends upon people having access to the knowledge, skills, relationships and opportunities necessary to participate in the change occurring around them.
That is why Chester Revitalization Project LLC is collaborating with EIDEIA Institute to develop the human and community side of our revitalization strategy.
The CRP × EIDEIA collaboration brings together property development, investment, community engagement, education, organizational development and human-centered practice.
Our goal is not simply to create activity around Chester residents.
It is to create pathways through which residents can participate in the opportunities that revitalization creates.
Investing in the conditions that allow communities to thrive.

Programs and partnerships can then be developed, evaluated and adjusted through an ongoing process of listening, learning and collaboration.
Engage community voices and identify existing strengths, needs and opportunities.
Develop initiatives and partnerships informed by what is learned.
Evaluate what is working, identify what needs adjustment and continue building forward.
